Secrets to Success: A Day in the Life of a Top-Producing Real Estate Agent

What, you might ask, does a typical day look like for a busy real estate agent in Baltimore, Maryland? Well, that's a tough one, mainly because no two days are alike, and in the real estate business, nothing is "typical." One day, we might be researching and touring comps for a new listing, and the next day cleaning the floors at our open house. We could be previewing the newest three million dollar listing in Baltimore County in the morning, while we are standing in a back yard watching a septic inspection that afternoon.


It's safe to say that there is no lack of variety or excitement in real estate, and while there are some aspects of our days that are similar, for the most part, every day is different. So here's a peek at a day in the life of our #1 agent, Claudia.


 

5:00am - Wake up before the sun, no alarm.


5:15am - Coffee, of course: almond milk, stevia, and frothed.



5:30-7:00am - Read & respond to emails, check out the news, plan the day's schedule, look at the MLS, more coffee, get ready for the gym.


7:15am - In the gym at Brick Bodies, walking on the treadmill at a 15.0 incline for 45-50 minutes.

* If you know Claudia, you know this walk is often done at Oregon Ridge Park, where she will walk the hills 4-5 times for a distance of 2-3 miles, but today it was inside at Brick Bodies.



8:30 - 9:15am - Barre with Kelly



9:15am - Great class, as always!



9:15 - 10am - Shower, change, and get ready for the rest of the day.


10:00 - 11:00am - Productive time at the office: check in with buyers, write an offer, get ready for a final walkthrough for tomorrow's settlement, look at the MLS again (lots of new listings pop up on Thursdays), send a great listing to an investor, review a home inspection report, read some LinkedIn articles, and chat with some agents in the office about their upcoming listings.



11:00-11:45pm - Show a house in Ruxton to a long-time client. It wasn't the right one for them, but was beautiful!


11:45-12:00pm - Drive to a listing presentation in Lutherville. Prep work was done for this one last week. In the car, always listening to the Tom Ferry podcast for great real estate ideas and insights.



12:15-1:00pm - Great listing presentation with new sellers.


1:00-2:00pm - Lunch with clients at BCC. Best burger EVER!



2:00-3:00pm - Final walkthrough for the next day's closing. During a walkthrough, we look around the property thoroughly to make sure everything is in working order, and that it looks the same as it did when the buyers first viewed it. We also check on any repairs that the sellers made (in some cases, the buyers can have their inspector perform a re-inspection if they would like).



3:00-4:30pm - Back to the office to finish working on a rental listing, writing a few client thank you notes, catching up on some new MLS training (trying to understand how AI is going to affect the real estate industry), answer a few emails, schedule two showings for the next day, and call it a workday... for now!


4:30-5:30 - A little work on the golf game before calling it a day.



Evening - Dinner, catch up with kids who are off at college, scroll social media, after-dinner walk, a little TV (currently The Marvelous Mrs. Maisel), and get ready for bed.



10:00pm - In bed and ready to do it all over again!
